Riverdale TOD Apartments

Potential Port Riverwalk Housing Development

City staff continue to work with The Beard Group and Centra Homes to work out details and terms for a development project on the City-owned land on the south side of Coon Rapids Boulevard generally between Egret Boulevard and Avocet Street. The potential project will likely include market rate apartments, for-sale detached townhouses, and additional land reserved for retail. The apartments would be amenity-rich and more contemporary from other apartment offerings in the City. Market research shows a demand for both the amenity-rich apartments and detached townhomes.

The City’s Housing and Redevelopment Authority (HRA) had purchased the property, demolished older buildings, and cleaned up contamination several years ago. A previous development proposal for the site never materialized and the City’s agreement with that developer was terminated in 2014. As details of a potential project are worked out, there will be several opportunities for input from the public.

Mercy Hospital Plans More Expansion
Mercy Hospital is going to be expanding its building and parking capacity at its current location. The three-year project will enhance critical care and surgical services at the facility. At the same time, renovations will also take place at the Unity Hospital campus, located in Fridley. Mental health and addiction services will move from Mercy Hospital to the Unity campus as part of the enhancement plans. Mercy and Unity Hospitals, owned by Allina Health, are working to enhance patient care by operating as a single system on two campuses. The renovation work at Unity Hospital is expected to be complete by early 2017, while the work at Mercy Hospital will be complete by late 2018.

Allina Health combined its obstetrical services from Mercy and Unity Hospitals into one, all-inclusive program at the Mother Baby Center at Mercy Hospital, which opened July 27, 2015. The new facility is a partnership between Allina Health and Children's Hospitals and Clinics of Minnesota.

Mercy Expansion

RMS Company to Expand Facility and Add Jobs   

RMS Company, which currently has 711 employees in Coon Rapids and is the city's largest private employer, is expanding. A subsidiary of Cretex Companies, Inc., based in Elk River, RMS Company manufactures machined and molded components used in the medical device and aerospace industries. Located at 8600 Evergreen Boulevard since 1992, RMS completed expansions in 1998, 2006, and 2011.

The proposed expansion project involves construction of a 60,000 square foot addition of manufacturing space to its 215,000 square foot Evergreen Boulevard location. The company plans to create at least 100 new jobs within two years of completing the project. RMS Company is an international supplier and contract manufacturer to top medical device manufacturers.
 Founded in 1967, RMS Company has built its reputation as a premier manufacturer of components for the orthopedic and other medical device markets. In 1982, RMS was acquired by the Cretex Companies, a privately held, financially strong, Minnesota-based corporation. With solid financial backing from Cretex, RMS has continued on their path of success and growth to become a major source of implants and device components for top medical device OEMs around the world.

Coon Rapids has a relatively high concentration of residents employed in the manufacturing sector, with over 5,700 Coon Rapids residents employed in manufacturing. In order to facilitate the project, the City helped RMS Company secure a $700,000 forgivable loan from the Minnesota Investment Fund (MIF).

New SuperAmerica in Port Riverwalk 

A new SuperAmerica convenience store on the corner of Egret Boulevard and Coon Rapids Boulevard opened in January. Located in the City’s Port Riverwalk redevelopment district, the new 3,500 square foot store includes a car wash and 16 fuel pumps. The store replaces an older car wash building on the site that sat vacant for several years. SuperAmerica is also working with the City on constructing a new street that will provide access from the new store to Egret Boulevard next to Fire Station #1. It is expected that the street will eventually be extended to the east along the south side of Al Flynn Park to serve future development in Port Riverwalk.

New Business Information as of September 2016:

    • Hope 4 Youth, (a non-profit youth homelessness organization) is converting a building for a drop-in center and transitional living space at 80 Coon Rapids Boulevard.
    • Financial One (credit union) at 11465 Robinson Drive has completed a major interior remodel.
    • Clothes Mentor (women's clothing resale store) opened a new location at 13030 Riverdale Boulevard.
    • CVS is finishing the interior of a smaller building next to the pharmacy as office space, located at 2033 Coon Rapids Boulevard.
    • The Muddy Cow (restaurant) has opened a new location at 133 Coon Rapids Boulevard.
    • Hobby Lobby (retail) will open a new store at Riverdale Crossing.
